• Travel Protection Insurance is available through CSA Travel Protection. The plan is optional but we strongly recommend it. In case of any unforeseen events, this insurance helps protect your vacation investment. IF YOU CHOOSE NOT TO PURCHASE THIS COVERAGE NO REFUNDS WILL BE GIVEN. • Hurricane Policy: Should a hurricane or tropical storm threaten our area we will receive evacuation instructions from the National Hurricane Center and our local governing officials. If the “Mandatory Evacuation” order is given, refunds will only be given by CSA Travel Protection if you have purchased coverage before the storm was named. Sanibel and Captiva Accommodations will not issue refund of any rent payments.
RELEASE; Indemnity: In consideration for the use of the rental property and the other terms and provisions of this confirmation, Guest agrees as follows: (i) Neither Sanibel Accommodations nor any of Sanibel Accommodations agents, officers, directors, shareholders, employees, or other representatives (hereinafter, collectively referred to as the "Sanibel Accommodations Parties") shall at any time be liable or responsible in any way whatsoever for any loss, injury, death, or damage caused or arising in connection with the Guest's (including members of Guest's travel party and any visitors or invitees of Guest) use or occupancy of the rental property or any of the amenities, or as a result of acts of god, acts of government or other authorities, wars, civil disturbances, hijacks, thefts, or any circumstance beyond its control; and (ii) Guest with the intention of binding itself, its successors, legal representatives, directors, stockholders and/or assigns, as the case may be, hereby releases and forever discharges each of the Sanibel Accommodations Parties, and indemnifies and holds the Sanibel Accommodations Parties harmless, from and against any and all liability, damages, actions, causes of action, claims, losses and/or expenses (including but not limited to attorneys' fees, court costs and expenses) (hereinafter collectively referred to as "Losses"), arising in connection with or based on injury to or death of any person, or damage to property, including the loss of use thereof, caused in whole or in part by Guest or any member of Guest's travel party, including without limitation visitors or invitees of Guest, regardless of whether or not caused in whole or in part by the negligence of one or more of the Sanibel Accommodations Parties; provided, however, this indemnification shall not apply with respect to losses arising directly from the willful misconduct of any one or more of the Sanibel Accommodations Parties.

Sanibel & Captiva Accommodations Terms and Conditions
The following information is significant to your reservation and your rental property on Sanibel Island or Captiva Island. Please review your Confirmation and Terms & Conditions.

Deposit Required: Confirmation of the rental property requires a 40% deposit on the total reservation. Deposits are taken by credit card or check.
Final Payment: Stays less than 21 nights are due 30 days prior to the arrival date. Stays of 21 nights or more and/or rent of $8000 or more are due 60 days prior to the arrival date. The exact due date is listed on your confirmation.
DAMAGE PROTECTION PROGRAM: (complete flyer can be downloaded)
The Vacation Rental Damage Plan in the amount of $28.50 (except $18.50 for 1 BR Sundial) will be offered for each reservation. This plan does NOT cover intentional damage, theft or breach of policies.This coverage is limited to a maximum of $3,000.00 (except $1,500.00 for 1 BR Sundial) unintentional and/or accidental damage per stay. This Vacation Rental Damage Plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3,000.00 (except $1,500.00 for 1 BR Sundial). Any damages that exceed $3,000.00 (except $1,500.00 for 1 BR Sundial) will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage Plan coverage are contained in the Certificate of Insurance or Insurance Policy. http://www.vacationrentalinsurance.com/10SDI The Vacation Rental Damage Plan can be purchased up to, and including, at check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Sanibel and Captiva Accommodations any amount payable under the terms and conditions of the Vacation Rental Damage Plan. Please contact Sanibel and Captiva Accommodations directly if you do not wish to participate in this plan or assignment. A security deposit in the amount of $500 (payable in advance by check or credit card for international guests) will be required.
Damage Deposit: A refundable Damage Deposit of $1000 may be required during certain times of the year. Payment shall be by check made out to Sanibel Accommodations at the time of final payment.
Credit Card Authorization: We do require a credit card on file upon booking a reservation. We do require a signature upon check-in. By giving credit card authorization to Sanibel Accommodations the guest agrees to pay for charges incurred during their stay including damages not resulting from normal wear and tear or those that are not covered by your Damage Insurance or Security Deposit, as well as but not limited to telephone charges maid service, equipment rental, resort amenities, keys, etc.
NSF Checks: For any check returned for insufficient funds a charge will be applied for the applicable bank fee plus a $35.00 handling fee.
Pre-payment Monies: Deposits may be placed in an interest bearing account. Should this occur Sanibel Accommodations shall retain all interest earned.
Cancellation Policy: Written notice is
required by mail, fax or email. Cancellations more than 90 days prior to
arrival: All monies paid less the cost of the cancellation fee and purchased travel
insurance will be refunded. Cancellation fees are as follows: 1 bedroom condos
$49.99; 2 bedroom condos (less than 1 week stay) $56.50; 2 bedroom condos (1
week or more stay) $88.85; condos and homes requiring a minimum stay of 28
nights or more $100.00. There are no refunds within 90 days unless the property
is re -rented for the same time. In the event the unit is re-rented at the same
rate for the full term of the cancelled stay all monies paid, less the
cancellation fee and purchased travel insurance will be refunded.
To prevent loss of rental payments we strongly recommend purchasing CSA Travel Protection.
Travel Protection:
Check-in is at 3pm; Check-out is 10am at 2341 Palm Ridge Road, Sanibel, FL
Hours of Operation: Monday through Saturday 8:30am to 5pm, closed Sunday and legal holidays.
Late Arrivals and Sunday Arrivals: Arrival packets with keys and directions will be in our Lockbox when
The office is closed. The Lockbox and emergency telephone are located next to our office door. The Lockbox Code is 9763. Guests are required to come to our office to complete
Arrival paperwork and pick up an extra key on the next business day after arrival.
Reservations made by others: All reservations made by owners, outside travel agents and or reservation services are subject to rules and policies of Sanibel Accommodations. Sanibel Accommodations is not responsible for inaccurate or misleading representations presented by the vacation rental owner or outside travel agents. Guests will be required to resolve any discrepancies directly with the owner of the accommodation or their travel or booking agent.
Substitution of Accommodations: We reserve the right to change property assignments. Should a change
be necessary any difference in rate is subject to guest approval. Cancellation and/or Modification of Accommodations: Sanibel Accommodations reserves the right to
cancel or modify reservations where it appears that a customer has engaged in fraudulent or inappropriate
activity or under other circumstances where it appears that the reservations contain or resulted from a
mistake or error.
House Parties: Sanibel Accommodations does not allow house parties in any rental property. Guests are not allowed to organize graduations, proms, gatherings, reunions, weddings, receptions or any other function similar in nature. Sanibel Accommodations does offer rental properties that will allow family reunions, weddings or receptions, however all such events must be approved in writing in advance and there will be an additional charge and/or security agreement assessed.
Student Groups Not Permitted: Individuals under 23 years of age will not be permitted unless accompanied by parent/parents. Reservations obtained under false pretense will be subject to forfeiture of all monies prepaid. The party will not be permitted to occupy any property in the Sanibel Accommodations property management program.
Association Rules: All accommodations are confirmed with the understanding that all guests abide by the rules and regulations prescribed by individual owners, condominium or homeowner associations as required for each property.
Maximum Occupants: The maximum number of guests is set by the property owner and/or association and includes small children and infants. The maximum occupancy for your rental property is noted on the confirmation. The rate may vary depending on the number of occupants. Exceeding these limits shall result in forfeiture of payments/deposits and will incur an extra charge per person to the guest. Reservations obtained under false pretenses will cause forfeiture of all payments and the guests will be asked to vacate the rental property immediately.
Pools: For properties with pools, the owners or the association controls temperature settings. Changes in pool temperature at homes by guests may result in additional charges to the guest.
Sublet: Condominiums and houses may not be sublet or this agreement assigned without the written
consent of Sanibel Accommodations.
Rental Law: Sanibel Accommodations operates under Florida’s Chapter 509 law for all short-term rentals.
All rates are considered earned at the confirmed arrival date and refunds or adjustments will not be made for late arrivals or early departures.
Parking Restrictions: Parking areas at individual sites may be limited and are for automobiles only. Motor
homes, boat trailers, etc. are not permitted.
Pets: Pets are not permitted at most properties. If a pet is permitted a Pet Registration and Rules Agreement must be completed and on file with Sanibel Accommodations plus a per-pet fee that varies depending on the property. The pet owner may be assessed for additional cleaning or damage expenses should it be necessary. If a pet is found on the premises without the above pre-requirements it will result in eviction and forfeiture of all monies paid.
Telephone Usage: Each property has a telephone for local calls and incoming calls at no charge. Outgoing
long-distance calls must be charged to a credit card or calling card, billed to your home telephone or called
collect. For long-distance calls charged to the property telephone a minimum handling fee of $10.00 (or 35% of the charges, whichever is greater) will be imposed.
Mail Delivery: If you are having mail forwarded for your stay it must come to Sanibel Accommodations. No
mail should be sent to your rental property since there is no access to mailboxes.
Smoking: Smoking is prohibited inside all of our units due to allergic reactions of future guests. All of our properties are designated as non-smoking. Please do not smoke on the lanai or walkways or within 25ft. of this property. All infractions of this will result in a $200.00 fine. Violators of non-smoking rules will be assessed for additional cleaning expenses to return the unit to non-allergic status. Smoking smell and evidence of smoking will be considered a violation of the non-smoking policy.
Linen Service: The units are equipped with the appropriate number of towels plus extras for the maximum
number of guests permitted and all beds are made for your arrival. In properties with rental linens for
occupancies of more than 11 nights linens can be changed on a weekly basis for an additional fee. The fee is the same as the original linen fee for your reservation.
Cleaning Service: All properties are cleaned prior to guest’s arrival. Additional cleaning service during your
stay is not provided but is available at an additional charge. It can be arranged through our office with a
minimum of 24 hours notice.
Pest Control: All properties are treated for pest control by Condominium Associations or by contracted pest
control companies. Sanibel Accommodations will use its best efforts to address pest control concerns and is
not required to issue refunds due to pest problems.
Lost Items: Sanibel Accommodations is not responsible for any items left in a property. If items are found
and returned to our office we can ship them at cost plus a handling fee.
Entry of Premises: Any authorized employee or repairperson may enter the premises during usual business hours for purposes of repair, improvement, care and management of the premise.
Units for Sale: In the event the property you are renting is listed for sale, we may need to coordinate a
property showing during your stay. We will make every attempt to schedule the showing at your convenience to lessen any disturbance of your vacation.
Miscellaneous Charges:
A fee of $45.00 will be charged for key delivery in the event of a lock out.
A fee of $10.00 will be charged for each key not returned to our office at departure.
